MINUTES OF THE BOARD OF DIRECTORS MEETING HELD ON
THURSDAY, JANUARY 25, 2007 AT WEST BOYNTON RECREATION
CENTER AT 7:00 P. M.
The meeting was duly posted.
Those members present were Charles Koch,
President, Lew Doctor, Vice President, Brian Evans,
Treasurer, Mary Curlew, Secretary and Ed Tinari, Director.
Also present were Bruce Budwig and Anne Reyes from
Residential Management.
Charles Koch called the meeting to order
at 7:16 P. M.
MINUTES
Brian Evans moved to waive the reading of
the minutes and to approve the minutes of the December
21, 2006 meeting as presented; seconded by Mary Curlew.
All in favor. Motion carried.
FINANCIALS
Brian Evans stated that as of January 25, 2007 the
Cash Operating account had a balance of $165.634.89and
the Cash replacement accounts had a balance of $84,668.05
for a Unaudited total of $250,302.94 as of January
25, 2007.
Brian Evans also stated that there were
seventeen accounts delinquent amounting to $11,068.48.
He added that two accounts were over $2,000.00 and
one at $1900.00. The Board requested that RMC check
to see if Lot 20 had a lien placed on it, if not they
requested that one be placed.
A discussion ensued in regards to the
number of homes for sale in the community and that
some of them were empty.
PRESIDENT’S REPORT
Charles Koch reported that there would be a conference
call on Friday, January 26, 2007 with the Attorney
in regards to the Mandatory Membership case in order
to discuss the next phase of Discovery. He also stated
that this is an ongoing process and will take time
to resolve.
Charles Koch read an unsolicited letter
from a Real Estate office in regards to the Mandatory
Membership and that homes would sell faster if this
were not required.
Charles Koch stated the new irrigation
company has begun working in the community and seem
to be doing a good job. He also stated that many residents
are beginning to paint their homes. Charles Koch asked
the management company to check the community
A resident stated that homeowners should
be careful with whom they choose to do the roof cleaning
as sometimes the cleaning can cause damages to the
tiles.
Charles Koch reminded the residents
that the process for having your home painted must
go through the Architectural Review Board unless the
color is remaining the same. All new colors must be
approved.
LANDSCAPE COMMITTEE
Mary Curlew reported that she planted new
flowers and fertilized the trees and plants.
Charles Koch asked if the decorative
lights at the entrance were going to be left on all
year. It was decided that the lights on the tree would
be kept on as everyone thought that they made the
community look attractive.
Mr. Teller stated that the turf was
edged and that mulch should be put in to make it easier
to do the beds.
Charles Koch authorized to have Bugaway
replace the dead plants at the Stramanak residence.
Lew Doctor reported that at the POA
meeting there was a discussion in regards to sending
out an e-mail directory. Each representative was asked
to speak to their boards to see if they wanted to
participate. The Board decided that the email list
for Bristol Lakes is for internal use only and would
not give it to the POA.
Lew Doctor also discussed the property
on Lyons and Boynton Beach Blvd. that is projected
to have a shopping center put on it. The County would
like to put in a large shopping area whereas the local
residents would prefer to have a more rural type shopping
center. Lew Doctor will speak on behalf of the local
residents.

that an elementary school will be built in the area
and a there is a plan for a middle school. All residents
must speak up in regards to this issue so that the
larger mall can be prevented.
OLD BUSINESS
Lew Doctor stated that the fountain in the west has
a motor that burnt out and that the new fountain was
to be installed by Thanksgiving but it was postponed
until the end of the year. To date it hasn’t
been installed. Lew Doctor stated that he spoke to
the company and the problem was that the electrical
hookup could not accommodate the larger 2 HP motor.
He advised the company to install the proper wiring
and have the fountain installed as soon as possible.
NEW BUSINESS
Mary Curlew on behalf of the Board of Directors thanked
David Teller for all the work and his efforts to help
out with the community. Mary Curlew presented him
with a gift certificate from the Board.
Mary Curlew stated that she had delivered
flyers to all the residents with the rules and regulations
of the community. Dave Teller added that he gave Bruce
Budwig a copy of the minutes from 2002 that outlined
the rules and regulations.
Charles Koch stated that all the landscaping
in the front has been completed and at this time the
only area of concern is on Hagen Ranch Road.
Dave Taller advised the Board that three
bushes need to be removed or moved by the pump house
in the front so that the landscapers can get in with
their large mower. Bruce Budwig stated that he would
take care of this situation.
A Good and Welfare session followed
with the discussion of the resident who drives through
the community with a golf cart that does not have
any lights. Another resident complimented the Board
on the good way that they are maintaining the property.
There was also a discussion in regards to the front
gates and how often they are broken. RMC was asked
to order four more bars to be put in the gatehouse.
There being no further business before
the Board, Mary Curlew moved to adjourn the meeting.
The meeting was adjourned at 8:05 P.
